For Sellers, the benefits of offering a Home Warranty when selling their home are: Enhance the marketability of your home. 8 out of 10 buyers rated home warranty coverage as VERY IMPORTANT in their home buying decision-resulting in a much faster sale and potentially higher price. It also, reduces the risk of a post-sale problem caused by a mechanical defect. Sellers have warranty protection the whole time they sell their home, for up to one year, then the coverage carries over to the buyer at closing, for an additional 12 months. Sellers pay no money until the house closes. Sellers only pay the premium if they use the coverage. If they don't use the coverage , and their house doesn't sell, the sellers owe no money. For Buyers, if the Seller does not provide a Home Warranty, ask for one on the Offer to Purchase Contract. The benefits include protection from high repair expenses after moving in. Seller and Buyer coverage includes the homes Heating System, Water Heater, Interior Plumbing System, Electrical System, Attic, Ceiling & Exhaust Fans, Garage Door Opener, Oven/Range, Refrigerator, Dishwasher, Built-in Microwave, Trash Compactor, Garbage Disposal.(Appliances not included in the sale of the home do not qualify for coverage). Additional coverage for the buyer that is included with the policy are Central Air Conditioning System, Roof Leak Repair, Septic & Well, Washer & Dryer, and Sump Pump. Optional Buyer coverage at an added expense would be Electronic Air Cleaner, Security System, Water Softener, Swimming Pool & Hot tub. Information about HSA coverage is mandated on their policy contracts and overide any other information given by a second party.
HSA offers two warranties, in their Comprehensive Warranty Coverage, the $75.00 deductible per occurance plan is $420.00. The $100.00 deductible is $390.00. This coverage lasts the Seller for up to one year during the listing period, then continues on to provide another year of coverage to the buyer, all for the rate listed above.
